About us

Who we are

tenants.co.uk supplies, styles and installs accessories and soft furnishings for rental properties, under the terms set out on this page. If you have any questions about these terms, contact us at hello@tenants.co.uk.

The service

What the service is

We supply, style and install accessories and soft furnishings for rental properties: cushions, bedding, curtains, artwork, plants, kitchen equipment, mirrors, lamps and rugs. Everything we install becomes your property outright. Nothing is collected afterwards.

This is not a furniture pack service: we do not supply beds, sofas, wardrobes or dining tables, and any existing furniture in the property remains your responsibility. This is also not a hire or rental service, there is no ongoing fee for the items themselves and nothing is ever taken back.

Quotes

How quotes work

After you enquire, we provide a fixed, itemised price, quoted per property, or per room and per communal area for HMOs, normally within 24 hours. We confirm how long each quote remains valid when we send it to you.

Nothing is ordered, scheduled or installed until you approve the quote in writing (email is sufficient). You are free to ask us to amend the itemised list before you approve it.

Payment

Payment terms

The price for your project, and how it is payable, is confirmed on your itemised quote before you approve it, including whether VAT is included. Nothing is charged until you have approved a quote in writing.

Access

Access and installation requirements

You are responsible for providing safe access to the property at the agreed installation time, working utilities where our work requires them (electricity and water, for example), and a property that is ready for installation, clear of the outgoing tenant's belongings and any agreed preparatory work complete.

If access is not available through no fault of ours, an additional callout charge may apply to cover a rescheduled visit, which we will confirm with you in advance.

Cancellation

Cancellation and rescheduling

You may cancel or amend an enquiry or an unapproved quote at any time, at no cost. Once you have approved a quote, cancelling shortly before the installation date may incur a charge to cover items already sourced for your property, which we will confirm with you at the time. We will always try to reschedule around reasonable changes to your tenancy dates or circumstances rather than treat a change as a cancellation.

Ownership

Ownership

Once an item is installed and paid for, it belongs to you outright. We retain no ownership interest in anything we supply, and we do not collect any item back after installation. This is not a hire agreement.

Fire safety

Fire-safety compliance of supplied goods

Where an item we supply falls within the scope of the Furniture and Furnishings (Fire Safety) Regulations, we supply it compliant with the requirements in force at the time and provide documentation confirming this, handed over with the keys. We are not responsible for the compliance of furniture or furnishings already in the property that we did not supply, or for the property's wider fire safety and HMO licensing obligations, which remain yours as the landlord.

Liability

Damage and liability

We take reasonable care of your property during installation and are liable for damage we cause through our own negligence. Except for liability that cannot be limited by law, including death or personal injury caused by our negligence, or fraud, our liability under these terms is limited to the value of your order. We recommend keeping appropriate buildings and contents insurance in place for the property.

Consumer rights

Your statutory rights

Nothing in these terms affects your statutory rights, including your rights under the Consumer Rights Act 2015 where you are contracting with us as a consumer rather than in the course of a business.

Jurisdiction

Governing law

These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
