HMO pricing is per room, not per property.

A five-bed HMO is not one job. It is five bedrooms, each quoted on its own line, plus the communal space quoted separately. That is how the price stays accurate whether you are letting one room or turning over the whole house at once.

It also means you can stage the rooms that need it and leave the ones that do not, tenancy by tenancy, without re-pricing the whole property each time.

We are not a furniture pack company. Large furniture stays out of scope, every time.

The property's existing furniture stays where it is. We work around it, not instead of it.

This is not a hire service. Everything we install stays in the property, and stays yours.

How do I find out what it costs?

Send us the property details and we price it room by room, then send the itemised quote within 24 hours. Every property needs something different, so we price the property in front of us rather than publishing a number that would be wrong for most of them.

Is the quote final, or does it move later?

It is fixed. Your itemised quote states the total including VAT, and that is what you pay. There is no separate survey stage and no revision after you have approved it.

Can I change the list after I get my quote?

Yes. The itemised quote is there to be edited: add a room, drop an item, move between tiers. Nothing is ordered until the list is one you are happy with.

Can I supply some of my own items?

Yes. Tell us what you already have and we will quote around it. We would rather price accurately than sell you something you do not need.
