Enquiry to install day, without a sales process.

No site visit, no sales call, no commitment until you have seen the price. Send your property details and we take it from there.

  • Fixed, itemised price within 24 hours of your enquiry
  • One install visit, room by room, done in a day
  • Handed back with the keys and the fire-safety paperwork
A living room being styled on installation day: open boxes of folded linen, a part-unrolled rug, framed prints waiting to be hung and a sofa half-dressed with cushions and a throw.

No sales calls. No site visit. No commitment.

Here is exactly what happens after you send the form, step by step.

  1. Within 24 hours

    Your fixed, itemised price

Room by room, in writing. You can read it, forward it to your agent, and sit on it. Nothing is ordered until you say yes.

  2. Then

    We schedule your install day

We agree an install day that fits your tenancy dates and work around them.

  3. Install day

Keys in, keys out, ready to list

We deliver, style and stage every room in one visit, and hand back a property you can photograph that afternoon. It is all yours to keep.

On install day

What physically happens, from arrival to the keys going back through the door.

  1. On arrival

We arrive with everything on the approved list

Nothing is ordered until you say yes, so what turns up on install day is exactly what you saw on the quote, no surprises, no upsell on the doorstep.

  2. Room by room

We install and style one room at a time

Beds made, kitchen equipped, curtains hung, art placed. Each room is finished before we move to the next, so nothing is left half done.

  3. Staged

We stage for photography and viewings

The finishing pass: the detail that makes a listing photograph like a home rather than an empty flat with furniture in it.

  4. Handover

We hand over documentation with the keys

Fire-safety labels and compliance paperwork are in your file the same day, ready before any inspection asks for them, not after.

We fit the letting cycle, not the other way round.

Between tenancies, ahead of a viewing, around a check-out, install day is scheduled against your dates, not a slot in our diary that you have to work around.

Tell us the gap you have and we will tell you honestly whether it is enough time, rather than booking it in regardless.

A finished, styled living room handed back ready to list, dressed with cushions, a rug, curtains, artwork and plants.

The paperwork is part of the job

A cheap cushion that fails a fire check costs more than a good one. This is the part landlords tend to find out about late.

Compliant by default

Every soft furnishing we supply meets the Furniture and Furnishings (Fire Safety) Regulations, and the ones that need to be Crib 5 are Crib 5.

Documented, not just promised

You get the labels and documentation handed over with the keys, so it is in your file before an inspection asks for it, not after.

Built for licensed HMOs

We work to HMO licensing standards as a matter of course, room by room, because most of what we install goes into one.

Landlords ask

How do you get access, do you need keys?

Yes, we need access for the install visit, arranged directly or through your agent. Keys can be collected from a lockbox, an agent, or handed to us on the day, whatever fits your process.

How long does install day actually take?

A typical property is one visit. HMOs with more rooms can take longer, which is reflected in the itemised quote before you approve anything, so there are no surprises on the day.

Do I need to be there on install day?

No. Most landlords are not on site. We work from the approved quote and hand back a finished property, so your presence is optional, not required.

Can you work if a tenant is already living there?

Yes, though most jobs happen between tenancies or ahead of a viewing so we have a clear run of the property. If a tenant is in situ, tell us and we will schedule around them.
