Bradford one way, York the other
Plenty of Leeds landlords own something in Bradford or York as well, and the three sit close enough that one week covers two jobs. Bradford is about twenty minutes west and lets on a different logic. York is about forty minutes east and lets on character. Travel is inside the quoted price for all of them, so nothing changes because a property sits over a boundary.

Do you supply beds, sofas or other furniture?
No. We supply and install accessories, soft furnishings and staging: cushions, bedding, curtains, artwork, plants, kitchen equipment, mirrors, lamps and rugs. You keep everything. We don't deliver beds, sofas or wardrobes, and nothing is ever collected afterwards.
Our HMO changeover is tight, can you turn a room around between tenants?
Leeds student changeover is usually a narrow window between one tenancy ending and the next viewing. We schedule install day to that window and can do it room by room across a shared house, so occupied rooms are undisturbed.
Is it worth staging a single HMO room, or only whole properties?
Single rooms are most of our Leeds work. HMO pricing is per room, so a well-presented room in a five-bed house is a small cost against the rent it earns over a tenancy, and the room usually lets faster than an unstaged one nearby.
